Buying a house is one of the most exciting things that you can do in life. It’s one of those big-ticket items that everyone longs for one day, and yet it can come with some harsh pitfalls. You want to get the home of your dreams in your budget, and you want to be aware of any possible costs that may crop up. The last thing that you want is to be hit with the unexpected, and you want to also ensure that your new home is going to be in the best possible condition, too.

There are certain things that you have to look for when you are choosing a new home, so that you can avoid the unexpected and get the house you want in the right condition. Whether you are buying properties abroad or at home, you need to have a list of what you want from it so that it can be the best thing you invest in and lasts you for years. Below, we’ve put together some tips that you need to look for the right things when you are buying a new house.

  1. Look At The Roof

Most people look for kitchens and bathrooms when they’re going for a new house, but the roof is where it’s at. You need to think about what the roof looks like from the outside. Is it wearing thin? Are the tiles working as they should and are there any missing? These are questions that you must answer before you even walk into the house. You don’t want to buy a home that is falling apart, and you don’t want to fall in love for the interior of the house before you see the exterior. If you spot any holes in the roof or signs of damage, you will need to calculate what a repair will cost before you buy anything. You can also consider that the sellers may throw in the roof fix before they sell the house. The inside of the roof may be fine, but the outside isn’t going to be great and you need it fixed!

  1. How’s The Structure?

It’s always tempting to look at the aesthetics of the house, but look beyond the furniture and the artwork on the walls. Look at the foundation and see if there are any cracks. Look at the floors and see whether they are flat or sloping. Always have someone come into the home to look at the structural integrity of the house before you buy anything. All home inspections should be carried out by a professional company and you should have it lined up before you even go and view the house!

  1. Can You Smell It?

If you walk into a house and there is a bad smell hanging around, then you need to think about where it’s coming from. Unless the current residents have a garbage problem, you need to consider the possibility of bad sewage and even gas leaks. There could also be a small mold growing in various places and you can smell that. You have to investigate why there is a smell and where it’s coming from, and you should ask questions from the real estate agency about it, too. If the home is close to a tip, you also need to know this as you may not go ahead with the purchase.

  1. What’s The Insulation Like?

If your new home is going to be poorly insulated, you need to know! A house that doesn’t have double glazing or wall insulation can be expensive to heat, and you want to avoid paying a fortune to warm a house that will never stay that way. You need to check the windows and look to see if there is enough insulation in the attic, too. The insulation has to be on point to keep the home warm and your pocket from leaking money. Ask the sellers about the current energy situation, too. They may not be completely honest, so watch out for that!

  1. Is There A Heating System?

Your home may now have radiators on the walls, but it may have a heating system ducted through the house. These HVAC systems are expensive to replace, but they do a good job to keep the house warm in the winter and cool in the summer. You should ensure that these are in good condition before you buy.

  1. Local Area Risks

You should take the time to learn about the local area risks for crime statistics and more. You have to know if the area is vulnerable to flooding, too. Local area risks could affect the inspection and home price.
